Who is undertaking the development?

The project is being delivered by Kingsley Living (KL). KL has a long history of involvement in masterplanned communities with its founder, Kingsley Andrew spending 17 years as an Executive General Manager with Stockland – Australia’s largest residential developer.

When will the development commence?

The Project has been granted planning approval for its first stages. On site construction will commence immediately upon receiving engineering works approval, which is currently expected by June 2024.

When will the first lots be available for people to start building?

Assuming construction commences by July the first lots are forecast to be complete by January-February 2025.

How big will the lots be?

The project comprises a mix of lots that will include 10.5,12.5 and 14m wide lots with a typical depth of 30-32m. There will be a mix of premium allotments that are typically larger and have a outlook either to the Hindmarsh River or South toward the Ocean.

What is the pricing expected to be?

It is too early to release pricing however there will be a wide range of product available to ensure as many buyers as possible are able to afford to live at Océane. Pricing is expected to start at circa $235,000 for a 10.5m villa lot.

Will there be design covenants?

Yes. It is important for those deciding to live at Océane that they have protection over what will be built next to them or in their street. A design covenant will provide guidelines for buyers to design to ensure the streetscape is of a high standard.

What features will the Community have?

As a masterplanned community Océane will feature a range of services and facilities. The final offerings will be subject to market demand however the vision is to have a community services precinct located on Welch Rd adjacent the entry. This precinct is expected to include convenience retail, medical, childcare, gym, veterinary clinic. The Village will be located in the heart of the Community just off Victor Harbor Rd. This precinct will include café, micro brewery and other related uses.
